- Design -

44 Montgomery is a 43-story (above ground), Class ‘A’ office tower consisting of 622,219 rentable square feet. Located in the downtown San Francisco Central Business District, 44 Montgomery was built in 1966-1967, completely renovated in 1992, and updated again in 1996. 44 Montgomery was originally the World Headquarters for Wells Fargo Bank and the tallest building west of the Mississippi when constructed. Since 1997, its current owner has invested greatly in the Building’s systems:

      • Upgraded Fire/Life Safety infrastructure
      • New common corridor finishes and lighting
      • Retrofitted light fixtures and changing of switching to improve energy efficiency

44 Montgomery is centrally located in the Central Business District (CBD), between the traditional North of Market Financial District and the South of Market area (SOMA), with direct access to the Montgomery Street BART/MUNI transit station via our underground tunnel.  The Building is within a five-minute walk to San Francisco’s major downtown destinations: Union Square, Moscone Center, Yerba Buena Gardens, the Ferry Building, TransBay Terminal, Embarcadero Center, Transamerica Pyramid, and the Theatre District. 44 Montgomery enjoys great visibility due to its location at the corner of Montgomery and Market Streets, both of which are main traffic arteries within the San Francisco CBD.  Montgomery Street has been referred to as the “Wall Street of  the West”.

- Communications -

44 Montgomery has a fiber ring located directly below the Building that is completely connected via MCI Worldcom and SBC. Few buildings in downtown San Francisco can offer this amenity.  The ring is owned by MCI Worldcom, allowing them to provide your company or your Provider with direct service.  Tenants have access to multiple services, including DSL, T1, T3, DS-3, OC-12, and up to OC-192.  So, whatever the required capacity, it can be delivered here!!  Also, there is a Walker floor-duct system available for cabling requirements or ceiling accessibility for cabling.

Owner:     The State Teachers Retirement System of Ohio (OTR). The Building was purchased in 1997 and is considered a long-term core asset in the OTR portfolio.

Developer:     Dillingham Construction.  The Building was built in 1966-1967, underwent an extensive renovation commencing in 1992, and was again updated in 1996.

Architect:     John Graham & Associates.

Asset Management:     The State Teachers Retirement System of Ohio (OTR).

Property Management:     Seagate Properties, Inc.

Size:     622,219 rentable square feet; approximately 15,500 rentable square feet per floor; 42 rentable floors.

Construction:     Structural steel frame with floor pans of corrugated steel and lightweight concrete.  In 1998, the roof membranes were replaced with a siplast, built-up roofing system. The lateral-load system of the tower uses distributed moment-resisting steel frames, concrete shear walls, and moment frames.

Elevators:     The Building is served by eighteen high-speed Otis elevators in three separate elevator banks, low-, mid-, and high-rise. One cab is a five-ton capacity freight elevator that serves the entire building. In 1998, the elevator cabs were upgraded to meet ADA and Title 24 requirements, including installation of new digital controllers, a Musak system, and tile floors.  The loading dock has two hydraulic shuttle freight cabs with 3,500-pound load capacities.

Mechanical:     The HVAC system is comprised of perimeter induction units and interior VAV boxes. The perimeter induction units are primarily for heating, with cooling available at each unit utilizing chilled water coils. The interior systems utilize a chilled water double-duct VAV system. In addition, a plate and frame heat exchanger provides cooling under low loads for energy conservation. The building’s chiller system consists of three TRANE 600-ton centrifugal chillers.  Heating for all fan systems are fed by steam coils. The return air is an open-plenum system located above the ceiling. All building HVAC systems are controlled by a Honeywell Building Management system.

ADA Compliance:     The Building restrooms are designed to be accessible by the handicapped, with faucet paddle handles, oversized stalls, handicap grab bars, and sinks that will accommodate wheelchair-bound persons. Visual alarms are located in all public spaces of the building to alert hearing impaired persons to possible emergency situations.  Elevator cabs emit a verbal notice to alert visually impaired persons of their floor destination. All sidewalks are ramped to allow wheelchair access to the Building. Also, a current log is kept at the FCC Room of known handicapped tenants, so that emergency personnel will be alerted to special situations in the event of an emergency.

Fire/Life Safety:     The Building’s Fire/Life Safety system was completely upgraded in 2000 with all devices being fully addressable. The system includes public announcement speakers and smoke detectors throughout the building. Pull-alarm stations are located at every elevator lobby and stairwell. The building is fully sprinklered with two electric pumps serving the sprinkler system.  There is a 15,000-gallon water tank, located on the Lower Level, available to the sprinkler system. The property has a 175-Kw and 1,000-Kw backup generator for emergency systems.  The Building staff leads Fire/Life Safety training annually for the Building occupants, to coincide with the annual fire drill and relocation exercises.  Some members of the staff have been certified in CPR and other life safety measures, such as First Aid.

Utility Mains:     Water: 4-inch main -- Sewer: 10-in main -- Fire: 6-inch main (fully sprinklered) -- Gas: 5-inch main (sized for 4,000,000 BTU at 7 inches of water column) -- Electricity: 4,000-amp, 227/480-volt, 4-wire  bus system -- Drains: 4-inch from pump to street.

Access/Security:     The Building is staffed by Lobby security on a 24-hour, 7-days per week basis.  The Building has a centrally controlled, camera-monitored security system.  The proximity-card access system utilizes card readers placed at the Building’s access points, main entrance, and loading dock. In addition, each elevator cab has a card reader and a security camera. The security camera system was replaced and upgraded in 1999.  While “security” is not provided for individual tenant spaces, the Building staff works with tenants to identify problem areas in the security of their space and suggest possible alternatives or solutions. The security officers also monitor the loading dock. Large tenant moves and furniture deliveries are scheduled for after business hours.

Janitorial:     The Building provides Janitorial Service five nights per week.  This includes emptying trash receptacles, vacuuming, dusting, and restroom cleaning and stocking. During the day, the Day Janitorial Porter also checks the restrooms to ensure there is an ample stock of supplies. Other duties handled by the day Porter include exterior cleaning, sweeping, emptying ash urns, and other various odd jobs.

Lighting:     The lighting in the Building is controlled by sensors throughout the suite, including private offices, as well as common areas.

Recycling:     The Building provides recycling of white paper, newspaper, glass and cans.  This program has been very successful, with 100% tenant participation.  Also, there is a low-grade recycling program wherein  the on-site trash compactor is taken to an off-site sorting facility.

Concierge:     The Building Concierge at 44 Montgomery can provide Conference Room reservations, Theatre/Sports event tickets, BART/MUNI tickets, Notary Public services, Massage scheduling, Dry Cleaning drop-off and delivery, Postage stamp sales, Hotel/Restaurant reservations, Limousine/Car rental information, Airport Transportation Services, Group Outing/Company Event coordination, and can even arrange for purchase and/or delivery of Flowers and Gifts.

Building Staff:     Seagate Properties, Inc., provides a full range of building management services at 44 Montgomery as well as many other locations around the nation.  The Building is staffed with a full-time General Manager, Director of Leasing, Operations Manager, Leasing/Marketing Assistant, Operations Assistant, and Property Assistant.  In addition, the Building has five Operating Engineers, at least one lobby Director of Security, and a Daytime Janitorial Porter. The Property Manager is fully accountable for providing the highest quality service to all tenants in addition to maintaining the physical structure of the property to the  highest standards.  This is accomplished through a team effort which involves all employees of the Building.  The Building Office is staffed during the hours of 8am to 5pm, Monday through Friday.  Although equipment  maintenance is the engineering staff’s main responsibility, they are always available to assist where needed.  The Engineers take care of minor repairs in plumbing, electrical, and HVAC.

Service Requests:     Workspeed™ is a state-of-the-art web-based tenant maintenance request system that provides for repair or maintenance requests, card key access, scheduling of the freight elevator, or any other service request needed.  This unique system allows the ability to input and track your own requests. Users can input the information at their own convenience and forget about it, knowing that the work requested will be completed.  With this system, you know your request is being monitored.
